FIELD NOTES / PREPARATION

Preparing a property for photography.

A practical checklist for preparing interiors, exteriors, access, and a shot list before real estate photography in Greater Boston.

Start with the listing brief

Identify the rooms, outdoor spaces, and details that distinguish the property. Share its approximate size, whether it is occupied, the intended listing date, and the platforms where images will appear.

Prepare interiors

Clear kitchen and bathroom counters, make beds, tidy cables, and remove personal photographs or sensitive documents. Clean reflective surfaces and replace visibly mismatched or failed bulbs where practical. Keep styling consistent with how the property is presented.

Prepare exteriors

Move bins and temporary clutter out of planned views, tidy entrances, and arrange vehicle placement. Tell the photographer about construction, shared areas, or access restrictions that may affect the exterior views.

Arrange access and privacy

Confirm keys, entry instructions, parking, and permission to enter each space. For occupied properties, coordinate with occupants in advance and agree which personal items or areas should not be photographed.

Confirm the delivery brief

Share any MLS or listing-platform specifications rather than assuming a universal format. Agree on the required images, turnaround, delivery sizes, and usage in the proposal. If you need aerial context, include the site location so drone feasibility can be checked.
